NAPA CITY MARKET ANALYSIS

The Napa City real estate market in Q2 2025 shows moderate price growth with the median sale price rising 3.7% year-over-year to $985,000. This steady appreciation reflects the continued appeal of wine country properties in Napa's vibrant county seat.

Property inventory has surged dramatically by 85.2% compared to last year, reaching 237 active listings. This substantial increase provides buyers with significantly more options and negotiating power in their property search.

Transaction volume has cooled with homes sold decreasing by 7.4% to 125 properties, while days on market expanded by 22.5% to 49 days. This shift indicates a more balanced market where buyers can take time to evaluate options carefully.

The sales-to-list price ratio has softened slightly to 96.8%, down 0.5% from last year, creating opportunities for negotiation. Meanwhile, price per square foot increased by 2.8% to $582, suggesting that well-positioned properties continue to maintain strong value.
